$140 million Margaritaville Resort planned at Newport on the Levee
Tim Perry, managing partner with North American Properties Atlanta, said the planned Margaritaville Resort would bring 264 hotel rooms, three restaurants and amenity spaces including a rooftop pool. The resort is expected to be a total investment of about $140 million.
Adding this resort to the existing retail, office and restaurant space is expected to take Newport on the Levee to the next level.
“The programming, with the live music, games, the family nature of it, the view of the river, is all coming together to be a very special project,” Perry said. “We appreciate the city taking this first step with us.”
North American Properties plans to partner with Atlanta-based Stormont Hospitality Group on the Margaritaville Resort. The two firms partnered on the Hotel at Avalon outside of Atlanta.
Fromme said the resort would be built on an undeveloped parcel along Third Street, next to the former Imax theater. Perry said the resort will be similar to the Margaritaville Resort in New York City’s Times Square location. He expects a building that could be 15 stories tall, with rooms looking out over the Ohio River and Cincinnati’s skyline.
The resort also is expected to include a 5 o’Clock Somewhere Bar on the rooftop, plus two more restaurants.
“It’s quite extravagant really,” Fromme said.
Jimmy Buffett’s Margaritaville brand is inspired by the song of the same name. In addition to restaurants, Buffett’s Margaritaville has dozens of hotels with more listed as coming soon.
The resort is expected to bring about 200 jobs.
The developers are looking to break ground on the resort around this time next year. The resort would be completed in February 2026.
“They’re chomping at the bit to get this thing moving,” Fromme said.
