Cincinnati Metropolitan Housing Authority, Urban Sites plan dozens of new apartments at Findlay Market

Developers are building a new $14.4 million, 42-unit apartment building in the former surface parking lot west of Findlay Market at 1750 Elder St., adding further density to the rapidly redeveloping area around Ohio’s oldest public market.

The new building is a key part of CMHA’s plan to upgrade public housing in the region. It will be the second new building the agency has built inside the city in the past 11 years.

“It gives seniors the ability to be in the hotbed of Cincinnati. Over-the Rhine is a walker’s paradise with lots of public transit including the streetcar. There’s a grocery store right next door. They have everything they need,” CMHA CEO Gregory Johnson told the Business Courier. “That’s a huge need in our community when you’re talking about people getting priced out of neighborhoods.”

The one- and two-bedroom units will be earmarked for seniors who earn 60% or less of the area median income. A two-person household earning 60% of the area median income makes $48,600 per year.

The apartment building will also feature a courtyard with outdoor space for residents, gatherings and outdoor games. It will have a small garden. Inside, there’s laundry, a library and a dedicated exercise and fitness area that will have equipment specifically designed for seniors.

“Seniors’ primary desire is to remain independent. Hamilton County has devoted millions to finance affordable housing, and this is another great example,” said Commissioner Stephanie Summerow Dumas.

Construction is expected to wrap by the end of 2024. A waiting list will open about six months before construction is completed.
