Called Pimlico Point, the 26-acre mixed-use development at Tylersville Road and Fireside Drive will have 245 apartments and four commercial parcels fronting the project, which will offer a “true maintenance-free living experience.”
“It hasn’t been done much in Greater Cincinnati,” said Ryan Silverman, vice president of Silverman and Co. “If you wanted that type of living experience, you’d have to purchase it. I think that’s very unique for this region.”
Sixty-one of the units will be “built-to-rent” homes where nobody else will be living below or above residents. Twenty will be single-family homes, while 41 will be attached ranch homes.
The residents of the single-family homes will have access to all of the amenities as renters in the seven traditional apartment buildings. The community will have a 7,000-square-foot clubhouse, lounge, fitness center, co-working space, gaming lounge, resort-style pool, pickleball courts, dog park and pocket parks.
The single-family homes and ranches will also have two-car garages.
The land previously was rural, with a large barn on the project where the former owner trained horses.
The apartment buildings “have a great kind of farmhouse/craftsman aesthetic. They’re designed to look like large homes,” Silverman said.
There will be four commercial spaces fronting Tylersville Road. Those tenants will benefit from having a built-in customer base, said Josh Rothstein, vice president for sales and leasing at OnSite Retail Group, which is handling the leasing of that space.
The traditional flats will range in size from one to two bedrooms between 750 and 1,200 square feet, with rents ranging from $1,600 to $1,950 per month.
Attached ranch homes will have 1,400 to 1,600 square feet and rent for $2,900. A single-family home will have 1,300 square feet and rent for $3,000. Both the attached ranches and single-family homes will have two bedrooms and two baths with dens.
