Model Group, Preservation of Affordable Housing to rehab 10 Pendleton buildings

Model Group is working with Preservation of Affordable Housing Inc. (POAH) to rehabilitate 10 historic buildings clustered in Pendleton, bringing much-needed repairs and upgrades to the structures. Three of the 10 buildings were previously awarded Ohio Historic Preservation Tax Credits, and an additional four buildings just landed tax credits in the program’s 30th round announced at the end of June.

Model Group and POAH applied for tax credit for the following four buildings in the project and were awarded these amounts:

– 1221 Jackson St., $194,090
– 519 Dandridge St., $194,090
– 523 Dandridge St., $145,567
– 527 Dandridge St., $194,090

Across the 10 buildings, 61 existing affordable housing units will be rehabilitated, totaling a $20.5 million investment.

This comes as both Pendleton and neighboring Over-the-Rhine have seen significant investment in recent years. The developers hope to start construction work at the buildings later this year. The units in the project have maintained 95% occupancy, according to the applications, and will remain occupied with speculative relocation during construction.
