Redwood Living to open $22M rental home community at former Lake Gloria golf course in Colerain Township

Redwood Living is preparing to welcome residents to its West Side community, Redwood Cincinnati Pippin Road, this spring. The community is a redevelopment of the former Lake Gloria golf course in Colerain Township and consists of single-story attached apartment homes.

Greg Thurman, vice president of acquisitions for Redwood, said the former Lake Gloria property represented a great infill opportunity for the developer.

“It was a tract that had some potential,” Thurman told the Business Courier. “It’s adjacent to Northwest High School and very, very suitable for our product.”

Redwood Cincinnati Pippin Road consists of 131 new, attached apartment homes. Each home comes with a private entrance, personal patio and two-car garage.

There are about 30 buildings on the 49-acre property, each with about three to eight units.

There are eight different floor plans – each with two bedrooms and two bathrooms – available at the community, ranging from 1,294 to 1,710 square feet. Rents will start at $2,099.

It’s also a product that provides a good alternative to home ownership. The housing market has been red-hot in Cincinnati for years now – long before the Covid-19 pandemic further accelerated it. Thurman doesn’t see it slowing down, especially as the barrier to entry homeownership remains pricey.

Redwood is based in Independence and operates apartment home communities in eight states, including communities in Batavia, Lebanon, Miami Township, Milford and Union Township.
