A diverse mix of industrial, office, hotel and multifamily projects have recently been proposed in Louisville to start 2021.

In the latest update to our digital Project Watch map, Louisville Business First has added 10 new projects, most of which have been proposed since late December. The projects, when combined, represent tens of millions of dollars in planned development.

Project Watch is an online mapping tool Louisville Business First launched several years ago. The map tracks commercial real estate projects in the Louisville area of $3 million or more that have been proposed or are under construction locally. The latest update takes the number of projects on the map to just more than 180 after a few recently completed projects were removed from the list.

Among the new projects is a proposed six-story hotel at 724 and 730 E. Market streets that would include 122 rooms, a restaurant and an outdoor arts garden. Fayetteville, West Virginia-based real estate development firm Mountain Shore Properties is partnering with Bunkhouse Group — a nationally recognized Austin, Texas-based hospitality group that developed Hotel San José,Hotel San Cristóbaland El Cosmico among others — on the hotel.

A key feature of the hotel is the proposed arts garden linking East Market Street to Jefferson Street that will be programmable and updated often and from season-to-season, according to the plans.

And LBF recently reported that Louisville-based Baptist Healthcare System Inc. will be the long-term tenant of a proposed five-story, 120,000-square-foot office building near the Baptist Health Louisville campus in St. Matthews.

The nonprofit hospital system will partner with Louisville-based commercial real estate developer McMahan Group and its affiliate Triple M Investments on the project. Baptist Healthcare described the proposed facility as an outpatient care center and a primary care hub in a blog post. It will be built in place of the Breckenridge Inn, which is at the southwest corner of Breckenridge Lane and Interstate 264.

All of those details are not available for every project, but we provide you with as much information as possible so you can use this tool to grow your business and stay in the know on Louisville’s commercial real estate market.
