Cincinnati developer plans $67 million apartment project in Evanston at to-be-demolished school site

Developer Chinedum Ndukwe’s Kingsley & Co. is naming the $67 million project at 3060 Durrell Ave. after the Rev. Peterson Mingo and his wife, Regina. Mingo leads the Christ Temple Full Gospel Baptist Church, which was located at the former Hoffman School at the site.
“It’s one of the larger deals we’ve done to date. I think it’s such a great opportunity in this community,” Ndukwe said.
Ndukwe wants to make 24 of the 240 units affordable for those making 60% to 80% of the area median income. But the project will not require low-income housing tax credits.
“It’s all privately funded. I think it builds for a better community when there’s mixed incomes, mixed demographics,” he said. “It’s going to cater to so many different individuals – nurses, firemen, truly workforce housing. I think that’s what people are looking for now in the communities.”
For a single person, 60% to 80% of the area median income is compensation totaling $42,488 to $56,650 a year. For a family of four, it is $60,675 to $80,900.
The site will have 248 parking spaces with some in an underground private garage. Amenities will include a swimming pool and pool house, coworking spaces, cabanas, a fire pit area, ample green space and a dog park. The plans also call for solar panels.
Ndukwe is calling the project the Mingo to honor the pastor and his wife.
