A Cincinnati-based developer’s apartment community near Dayton is nearing completion, and next month, it will welcome its first batch of tenants.

Guttman Properties, a Cincinnati real estate developer, is well-known for its senior housing and upscale apartment communities. Its newest Dayton region project, the Reserve of Sugarcreek, will include 276 garden-style residences and townhomes situated around a lake.

Community amenities include a recently completed clubhouse with lounges, billiards, a fitness center and video conferencing room, and a large outdoor entertainment space with a playground, dog park and pet spa. A heated, saltwater pool, grilling stations, fire pit lounge, and cabana will open in the spring. Competition-style pickleball courts also are planned.

The pet-friendly community, located at 964 Reserve Blvd. in Greene County’s Sugarcreek Township, will officially have occupancy in March for its first building with 15 apartments.

One- and two-bedroom and three-bedroom townhomes will ultimately range from 745 to 1,760 square feet. Each home is appointed with shaker-style wood cabinets, quartz countertops, stainless steel appliances, a private balcony or patio, and walk-in closets. The community also offers select homes with no-step living and direct access to a private garage. Available units include one- and two-bedroom apartments starting at $1,370 per month.
